Texas Manufactured Housing Sales in March 2024 and the April Early Read

April Preliminary Data

New manufactured home sales in April titled to date are currently down a seasonally-adjusted -2.3% from the previous month, but are up +6% from April of 2023. The year-over-year gains are accentuated by April of 2023 being softer than the strong sales months on either side of it, but the 1,023 new homes titled to date for April of 2024 trails only 2022 and 2019 at this point in the calendar.

There was a lot of rainfall and flooding that occurred at the end of April and beginning of May in the north Houston area, so that will likely push down sales in May.

The forecast for total new homes sold in April based on sales titled to date starts at 1,352 (+/- 86). The upper bound of the prediction interval is well below the 1,621 shipment total for the month, so aggregate inventory looks to have expanded some more.

March Data

New home sales for March titled to date improved from the early release but are still down a seasonally adjusted -0.5% from the previous month and down -3.3% from March of 2023.

The updated forecast for total new homes sold in March was roughly unchanged at 1,497 (+/- 86). The upper bound of the prediction interval is just above the shipment total for the month, so we expect there was only a slight increase in aggregate inventory for the month.

Annual Totals

New home sales for 2024 are now down -3.5% from 2023 for all retail sales titled through this point in the calendar. Single-section home sales are still running below 2023’s totals, while multi-section sales are still up.

At this point in the calendar for titles issued the only other year 2024 new home sales are trailing is 2019.

The forecast for new home sales on the year moved down for the second straight month to 15,833 (+/- 1,203).

The median age for multi-section homes sold in 2024 moved lower again.

Install counties with the most additional new home placements over last year are Parker, Galveston, Taylor, Cherokee, and Hutchinson.

Mailing address cities with the most new home placements over last year are Huffman, Pearland, Fritch, Abilene, and Tyler.
