Texas Manufactured Housing Sales in March 2020 and April Early Read

April Preliminary Data

Starting again this month with the early data, April new home sales are -5.5% behind where March sales were one month ago and are currently down -22.6% from April of 2019.

March is the seasonal peak for MH sales and prior to 2018, it was common for sales to slide lower in April. For 2018 and 2019, April sales remained elevated and 2019 in particular was way up at this point a year ago, so the year-over-year comparison is accentuated by last year’s record high.

April of 2020’s 840 new home sales at this point trails April of 2018’s sales by -11.6%.

The average number of new homes titled per day finished May at 67.7 and are so far daily titles in June are averaging 70.8, which is just -2.6% behind last year’s 72.7.

March Data

New home sales in March were up 15.3% over February at the close of the 75-day on-time titling window, and were down -13.1% from March of 2019. After tracking in line with single-section sales from November through January, multi-section sales have pulled away for the past two months.

The median age for a single-section home came in 4 days below last month’s 113 days.

Travis County saw a large increase in new home installations landing in the top spot with Harris and Liberty close behind.

Used home sales were down from last year, and were down slightly from February, although there were no large community title transfers for March like we saw for February.
