Texas Manufactured Housing Sales in December 2019

December

New home sales in December moved down from November, but finished the year strong with 13% growth over 2018.

Both single-section and multi-section home sales were up by similar margins year-over-year.

The median age for a single-wide or a multi-section home was down from the annual median for both home types in December, but the January data collected so far is back in line with the 2019 annual numbers.

All of the top five counties for new home installations were down from November, but Liberty County took the top spot with only a 2% decline, while the rest of the top 5 were down significantly.

Harris County moved back onto the list.

Used home sales were up.

Annual Totals

The December sales data inclusion wraps up the on-time 2019 reporting and strong growth in multi-section home sales over 2018 pushed 2019 up 5.1% over 2018 for total new homes sold.

Single-section home sales finished 2019 down -3.5%, but they had been down -6.1% as of June and had a strong calendar Q4.

The close of on-time reporting for the year is also a good time to reiterate that these reports are built off of titles issued by TDHCA, and they calculate sales totals from those title records.

Additional titles will subsequently be issued for sales that took place in 2019, in fact we currently expect roughly 1,100 additional sales to come in through late titles issued after this week.

As the late titles come in, all of our dynamic reports will be incremented with those additional sales.

The median age of new homes sold on the year moved down slightly from last month to finish the year at 110 days for singe-wides, and 92 days for multi-section homes.

The top five counties for new home installations finished the year unchanged since last month. Only Midland County had less installations in 2019, and of the top ten counties, Brazoria was the only other county to have less new homes installed than in 2018.

Aggregate used home sales were down for 2019.

Community acquisitions are titled in the same manner as a used retail home sale, so the used numbers aren’t representative of direct retail sales to consumers.

When I filter out all purchasers who bought more than one used home, 2019 used home sales were down -12.8% from 2018.

January Preliminary Data

The early look at January has new home sales down across the board from December, but strong growth over January of 2019 with single-section sales leading the way.

From interacting with members at our recent board meeting, we expect February to have decent numbers, but after that the effects of the Coronavirus outbreak in the US, along with Gov. Abbott’s disaster declaration on March,13, and the subsequent actions taken by local governments, will not show up in the sales data for some time.
