Texas Manufactured Home Shipments in May 2021
May
Shipments moved down slightly in May a seasonally adjusted -0.5% from April and at 1,375 total homes came in under the point forecast from last month of 1,536 (+/- 309). May had only 20 days of production though and the continued steady flow of homes sent out of the state by Texas plants with very little homes coming in squeezed supply. Back in March 100 homes were shipped in from outside the state, but in May that number moved down to just 35 homes, marking the lowest amount brought into the state since November of 2020
I’ve added a seasonal interactive plot of Texas manufactured home production in the charts section below to help visualize that production is running at historically high levels even as shipments appear weaker to previous Mays. Total home production in May was only beaten by May of 2018, and we’re currently running with multi-sections making up 54% of shipments in the state. Back in May of 2018 the percentage of shipments that were multi-section was 48%, so it’s very likely that floor production is at its highest level at this point of the year since the turn of the century with a minimum of 2,609 floors being built in May.
The forecast for June shipments is 1,441 (+/- 289) and from our survey work with the REC at Texas A&M we are expecting an expansion in production, but shipments sent out of state should remain elevated.
