Texas Manufactured Home Shipments in December 2021

December Shipments

Manufactured home shipments came in above forecast in December rising a seasonally adjusted 0.4% from November on an expansion in single-section shipments.

December marked the first month that single-section home shipments were higher than multi-section shipments since November of 2019.

Multi-section homes have historically accounted for an average of 46.3% of home shipments over the past 10 years, but ran above 50% for most of 2019-2021.

The 1,419 homes shipped in December marked a 10.9% increase over 2020.

December Production

Texas manufactured housing plant production came in above forecast and increased a seasonally adjusted 2% over November, while the 1,888 total homes built was 9.5% above 2020’s December total. The min number of floors produced moved up 5.4% over 2020, so the gains were not only from the product mix shift towards more single-section units, but also signaled an increase in production capacity.

The expansion in production was in line with the Texas Manufactured Housing Survey results from last month.

January Outlook

The forecasting models have January shipments at 1,579 (+/- 310) and Texas plant production at 2,080 (+/- 355) homes.

The Texas Manufactured Housing Survey results for January showed fewer plants were able to increase their run rates over December, but expectations are for productivity to push higher over the next six months.

Annual Totals

With the last month in the books, manufactured home shipments to Texas retailers finished 2021 at 17,681 total homes, up 11.3% over the tumultuous 2020. The gains were just about evenly split between single-section and multi-section homes.

Texas total HUD-code home production finished the year with a 13.1% increase over 2020 at a total of 23,478 homes built. The increase in home production equated to 2,723 additional homes being built in Texas plants and a minimum of 3,603 additional floors over 2020 production levels.

We will kick off our 2022 forecasting this month and set expected Texas shipments for 2022 at 18,414 (+/- 3,363) and Texas plant production at 24,869 (+/- 2,830)
