June 2018 Reports and July Preliminary Data
New titles for June came down -10.3% from May, with declines in both single-section (-12.4%) and multi-section homes (-8.1%). Year-over-year the 1,241 new home titles for the month beat June of 2017 by 23.7% and pushed new titles for the year to 20.7% above 2017 as we reach the mid-year point.
The top five counties for new home installations for June looked similar to last month, with only Tarrant County (-64.3%) dropping out and Brazoria (+42.9%) moving back in. All top five counties saw month-over-month increases despite the state’s overall decline, which along with the drop in Tarrant County was largely driven by declines in Midland (-23.1%), Travis (-10.3%), Bexar (-36.8%), and Hays (-42.9%) counties.
Looking back, May was revised up to 1,496 new homes titled which beat 2017’s peak of 1,423 homes and marks the best month on record since our reporting began in 2012.
The early numbers for July show it trailing June by -1.2%, but beating July of 2017 by 52.6%. If that rate holds through the official close of the month then the 2018 year-over-year total will be pushed up, but July of 2017 was the second worst month for new home titles in 2017, so the soft month should be easy to beat.
