July 2015 Reports and August Preliminary Data
New home titles for July came in better than the preliminary data suggested finishing up 2.36% over July of 2014. The total of 954 new homes was down 2.75% from June, but the gains did push our year to date total up over 0.5%.
Used title numbers were inflated by what appears to be the selling of two communities. After filtering those out the numbers are closer to up 19% over June and down 5% from July of 2014, but this is certainly one of the problems with the used title data, it's a bit noisier. I'm a data purist so the reports will reflect the titles with the inclusion of community sells.
Looking back there were some solid upward revisions to June's totals for both new and used homes. And looking forward, August shipments had a sharp decline of 13.61%, but the titling data processed to date is only down about 1%, so I'm hopeful that out-of-state demand pushed those shipment numbers down more so than a decline in Texas consumer demand. The national numbers from MHI would certainly support that theory with US total shipments up 8.1% through August.
